R400 Rubber & Membrane Installed on Modified Flat Roof
This flat roof was previously treated with a Lanco elastomeric roof coating. As you can see from the pictures, the coating has not held up well and completely de-laminated in standing water sections. This is why we always recommend not using an elastomeric product, because they are produced with additives that make the coating less durable and begin to fail within a year or so.
The flat roof was pressure cleaned thoroughly to remove all of the flaking Lanco coating, dirt and mildew. A coat of Pro Bond 200 was applied to the entire covering to prepare the surface.
In the standing water sections, the Polyester Membrane was laid out and coated with R400 Rubber. The entire covering received 2 coats of R400 Rubber.
This system will easily hold up in ponding water areas, and will maintain a strong bond to the roof covering even in extreme weather, such as a hurricane. The anti fungal and mildew properties of R400 will also ensure that minimal presure cleaning will be needed throughout the years.
